Offering the residents of FishHawk Ranch resort-style amenities in a neighborhood-friendly, community-based setting, the Starling Club at FishHawk Ranch is a premier club house and recreational facility located in Lithia, Florida within the FishHawk Ranch community. FishHawk Ranch offers a pedestrian-friendly neighborhood with 25 miles of nature trails winding throughout the development and easy access to schools, restaurants, and shopping.

The Starling Club offers residents incredible amenities such as a fitness facility, family pool, splash around pool playground, dog park, and game room that is fully equipped with two pool tables, an air hockey table, two foosball tables, and a variety of board games for residents to enjoy. Adjacent to the game room is a screened patio with bistro tables and two ping pong tables. In addition, connected to the fitness facility is a playroom equipped with a flat screen television and over-sized bean bags – great for children to use while adults are working out.

However, the amenities that the incredible set of buildings have to offer do not stop with social and recreational benefits. The Starling Club is also certified LEED Gold for its excellence in sustainable design and construction. Through the hard work and dedication of the design and construction teams, this project has become a beacon of green building and has influenced the design and construction of other green projects throughout the FishHawk community. During its construction, 50% of all construction waste was diverted through various waste streams and kept out of landfills. With the integration of green power, energy efficient systems, and other design aspects, this project achieved a 42% reduction in energy costs based on ASHRAE 90.1 baselines. Certified on July 8th, 2013, this project also managed to reduce its water use by 40%, and additionally, also eliminate the use of potable water for irrigation completely.

 

FishHawk Ranch Lake House

The FishHawk Ranch Lake House recently received the prestigious 2014 Grand Aurora Award from the Southeast Builders Conference. The FishHawk Ranch community is owned in a joint venture partnership between North America Sekisui House, LLC (NASH), the US business unit and full subsidiary of Sekisui House, Ltd, Japan’s largest homebuilder and leading diversified developer, and Newland Real Estate Group, LLC, whose development business, Newland Communities, is the master developer of the community. It is one of 30 assets the NASH-Newland partnership manages together, in 11 states across the US.

Recognized by the Aurora Award panel for its unique design and planning, the Lake House was built to serve as an anchor for FishHawk Ranch’s newest neighborhood. FishHawk Ranch is known for its green building initiatives and the natural outdoor connections it provides residents, and the Lake House is a prime example of this initiative.

“The Lake House is unlike any other gathering place in FishHawk Ranch,” said Pam Parisi, regional marketing director for Newland Communities. “Each building was carefully placed within the oak canopies, to preserve the trees and natural setting.  It’s the perfect place for residents to connect with nature and each other.  This location in the community gave us a special opportunity to be very intentional about the integration of nature and the built environment.”

The Lake House is comprised of three separate buildings connected by boardwalks; a main clubhouse, a screened game room and a state-of-the-art cardio room. Spanning 5,466 sq. ft., it was built with local and sustainable materials where possible to complement its natural surroundings, and Newland Communities is currently pursuing a LEED Silver certification for the Lake House.

The clubhouse includes a gathering room, catering kitchen, 12-seat dining table and fireside lounge for intimate gatherings or larger celebrations with family and friends. A short stroll along the boardwalk leads to a screened-in game room with ping pong, foosball and billiards. And a separate cardio room offers treadmills, elliptical machines, free weights, a stretching area and even a special playroom for kids.

The 35th Annual Aurora Awards is sponsored by the Florida Home Builders Association and recognizes outstanding builders, planners, architects, developers, designers and interior merchandisers. FishHawk Ranch remains the top-selling new home community in the Tampa market, according to real estate market research firm, MetroStudy.

Kids R Kids

Kids ‘R’ Kids is a LEED certified building located in Lithia, FL, and is a part of the Newland Communities FishHawk Development. The facility is a 12,500 sq./ft building that serves as a school and early learning academy for children ages 6 months to 12 years. Kids ‘R’ Kids learning academies can be found in 15 states throughout the United States; this is their first facility to achieve a LEED certification. Kids ‘R’ Kids Learning Academy wants all children to have the opportunity to grow physically, emotionally, socially, and intellectually by playing, exploring, and learning with others in a fun, safe, and healthy environment. Kids ‘R’ Kids Learning Academy provides a secure, nurturing, and educational environment for children.

Additionally, the Kids ‘R’ Kids learning academy of FishHawk has been LEED Certified for new construction. The $1,752,569 project resulted in a facility that not only nurtures a healthy environment for children, but also plays a part in working towards more sustainable building and design practices. This project has reduced potable water use by 30% from a calculated baseline design through the installation of dual-flush water closets, low-flow lavatories, and low-flow kitchen sinks. On the energy side, this project achieved energy cost savings of 16.44% using ASHRAE 90.1 baselines.

The Florida Center for Child & Family Development

Similar to other non-profit organizations, the Florida Center for Child and Family Development depends on charitable funds for operation. Monetary budget limitations were considered during the design and construction of the facility, which included cost savings surrounding the maintenance of the facility for years to come. The general public’s perception of building green sometimes doesn’t delve past the initial, often higher, price of building green, versus normal construction. Two Trails believes that building green is not only the future of all building but is also achievable with all budgets. Specifically designing for affordable housing and buildings is something Two Trails has an abundance of experience in and is here to help you with your next project. This building has benefited from the immediate reduction in operational costs and also from the renewable energy savings that it has experienced over the past few years. The Florida Center for Child and Family Development, a 10,000 square foot building, is a perfect example that building green can be economical and can be accomplished on any budget.

Enzymedica

The building includes 113 solar panels installed currently producing 7,000 kilowatt hours and offsetting the release of an average of 5 tons of CO2 per month. Other eco-friendly features include: a framework built with 100 percent recycled steel, water-wise low flow faucets, ice coolant adaptable air condition units, “carbon neutral” certification, energy saving strategies including motion detection lighting, a corporate recycling program, and more.

The new Venice facility effectively triples the space to 45,000 square feet their old facility, of which 30,000 is already being utilized. The new lab is four times larger and enables the company to conduct product validation and in-house research and development trials.

A new retailer training center is designed to educate up to 50 retailers at a time and provide continuing education and introduction to new technologies. The bottling and shipping department currently produces 100,000 bottles per month, distributes in 14 countries and ships to an additional 27 countries. The company sends over 5,000 orders per month to all 6 continents.

FishHawk Tennis & Information Center

Commitment, determination, and passion are attributes that can make up a great tennis player. They are also attributes that describe Newland Communities green building initiatives. Summary: The FishHawk Ranch Tennis Club Information Center located on the FishHawk Ranch development in Lithia, FL is the newest green building added to Newland Communities. The Club House achieved a Silver LEED (Leadership in Energy and Environmental Design) certification while adding yet another green building to this communities portfolio of green building accomplishments.

The FishHawk Ranch Tennis Club Information Center is within the National Association of HomeBuilders 2010 Development of the Year and is also a Florida Green Building Coalition Certified Development. In achieving the LEED certification the project completed prerequisites and credits within the LEED new construction categories. The seven categories are Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation in Design, and Regional Priority. LEED projects incorporate points in all categories to give the project a more diverse energy saving perspective. A few notable points achieved in this project consist of the following. The FishHawk Ranch Tennis Club Information Center incorporated water saving measures such as non-potable water available for the irrigation system. Water saving plumbing fixtures reduced potable water use consumption by 59%. Energy savings were achieved with a HVAC system with a 16 SEER and R410A refrigerant. The windows are a low E insulated glass, with spectrally selective window tint. The sealed attic area used a R-40 spray foam insulation all influencing the total of a 20% reduction in energy usage. The project was able to divert 76% of the construction debris away from landfills and use 30% of materials for construction from within the area.

Crescent Crosstown

Crescent Crosstown offers spacious living in a wooded retreat amongst the tall oaks of Brandon, while still just a short drive from Westfield Mall, downtown Tampa and historic Ybor City. When it was designed and constructed, Crescent Crosstown was the area's newest community that began the trend of communities loaded with resort-caliber amenities. Offering a fitness center, a luxurious pool, and cabana areas to relax and socialize, this community is packed full of entertainment opportunities. 

This $570,000 project was constructed as 100% new construction and the finished project was a one story, 6,890 square foot building that has been LEED Certified. In addition to the luxurious design, this project also adds a green aspect to it. Providing the community with cost savings in water and energy, as well as taking a responsible approach to its impacts on the environments, Crescent Crosstown set a standard for what green building can look like. This project achieved a 35.52% reduction in overall water use from a calculated baseline design, and also managed to reduce its total water use for irrigation by 51.83%. Through use of energy saving techniques and technologies, this project has demonstrated energy cost savings of 30.02%.

Dadeland Center 1

The Dadeland Centre 1 offers class A office space for lease in the heart of Dadeland. This state-of-the-art building offers exciting views of the Miami skyline and Biscayne Bay. Perfectly situated between Kendall Drive, US-1, and the palmetto Expressway, this building is also located adjacent to the MetroRail. Dadeland Centre is ideally located and uniquely designed to cater to the 21st century business environment. Full height laminated windows offer hurricane protection with sound and heat resistance.  There are four high speed elevators with computer-controlled logic to transport you to any one of the eighteen floors of the high-rise. The safety and security of your business are of the highest priority of the Green Company, which is why the Dadeland Centre has 24-hour manned security with CATV monitors. In addition to your security, the building is fully equipped with fiber optics with dual sources for communications redundancy as to allow for seamless business transactions and communication.

Currently seeking to become LEED Existing Building, Operation, and Management Certified, this building displays many attributes of energy efficiency and green management. This building was awarded Energy Star labels in 2012, 2013, 2014, and 2015 for its operating efficiency. This project received an energy star score of 89 and therefore is energy star certified.

Dadeland Center 2

With careful thought and design, the office suites of Dadeland Centre 2 boldly feature picturesque views of the Miami skyline and Biscayne Bay. Among the many amenities offered to tenants, one will find that there are six levels of parking. To date, the Green Company has been awarded several Best of Florida awards from the Miami Herald, El Nuevo Herald, and the Builders Association of South Florida, including a Platinum award for architectural design and a Gold award for this overall project. 

This building was awarded an Energy Star label in 2012 for its operating efficiency and is currently anticipating a LEED Certification in the Existing Building category, as well as Operation and Management.

NADCO Tapes & Lables

NADCO Tapes and Labels is a manufacturer of adhesive tape and label products in Sarasota, Florida. NADCO relocated from New Hampshire to larger facilities in Sarasota, Florida, in 2005. Fast forward to 2018, NADCO contacted Two Trails Inc. to investigate reducing some of their energy costs and to explore other solutions in sustainability. After some testing, recommendations, and implementation, NADCO Tapes and Labels received a LEED Silver certification in the both the Existing Building and the Operation and Management categories. Through these efforts in sustainability, NADCO achieved a 27.42% decrease in energy use from a production-normalized historical average energy use. Water efficiency has also been improved greatly, the potable water usage for the project has been reduced to 28.69% below the LEED-EB O+M baseline.
