Two Trails, Inc. is a world-wide Sustainable Building Consulting firm established in 2001 with offices in Florida (Headquarters), Nevada, Georgia, and Illinois. We are licensed, insured, and bonded. We are comprised of skilled building professionals including architects, engineers, general contractors, LEED professionals and energy raters. We know that the science of building sustainability must work within construction deadlines! Why...because we come from the construction industry; we were builders. With over 500 LEED projects to our credit, Two Trails has earned our place as a respected leader in providing timely, affordable, and obtainable USGBC LEED Certifications, LEED Project Administration, and Commissioning. Our services cover newly constructed, major renovations, and existing buildings. The types of projects we have done include: New Construction, Core & Shell, Auto Dealerships, Government Contracts, Schools, Retail, High-Rise, Hospitality, Data Centers, Warehouses & Distribution Centers, Healthcare, Casinos, Resorts and many more.

Two Trails was founded by Drew Smith, a third-generation builder, and a highly respected national expert on sustainability. Drew is the first Governor appointed Green Building Commissioner for the State of Florida serving for eight consecutive years and counting. Drew brings a wealth of hands-on experience, Building Code knowledge, consistent training methods and knowledge of how to incorporate sustainable techniques and technologies to the build process.

Each member of the Two Trails team is dedicated to sustainability, not only in building, but as a life-style. We consider it a great honor to see our clients achieve awards for their commitment to sustainability and design. We have garnered five Golden Aurora Awards, and thirty-one Grand Aurora Awards amongst many other national awards. But, our greatest achievement is making the certification process easy and hassle-free. Two Trails wants our clients to feel accomplished and proud of their efforts. We want them to be able to talk about why they chose a feature and how it benefits the project.  We also provide training to sales teams and maintenance staff, so that each project can maintain their high-performance status for years to come. We provide marketing direction, so that key elements of the project are highlighted, setting the project apart from its competition.

Two Trails is unique in the field of sustainability consulting because of our fee structure is based on size as opposed to percent of budget. Your budget or your certification level do not affect our fees. We have no hidden fees. We are always trying to achieve the highest certification possible for a project; remember we understand construction. We look for cost effective, high return on investment items that is part of the build process anyway. If the client wants to strive for incorporating new advanced technologies, we are well versed in what will work and what may need a few more years in development to become a viable option.

We lead. We take responsibility for making sure each member of the construction process understands their role in building a sustainable project. If they need help, we help. If they want to learn more, we educate. Understanding of individual sustainable features makes applying them to the next project easier. With each certified project, there is a new team of Professionals that have a new understanding as to why obtaining a LEED certification is important to the life-cycle of that project.

Two Trails provides commercial, residential and development sustainable certification services (USGBC LEED certification, Commissioning, ICC 700 National Green Building Standard (NGBS), along with energy modeling, energy audits, and envelope - air distribution leakage testing (blower door testing). 

We gave the word "Green" a new definition.
